The property is comprised of approximately 200ac of heavy density, mature, Post Oak and Black Jack Oak timber. Beneath the hardwood canopy you'll find greenbriar, and other mixed brush species. The remaining 70 ac is comprised of mesquite with canopy varying from light to heavy. Part of this area has been in cultivation, has lighter mesquite canopy, and could easily be cleared and put back into cultivation or planted to grass. Soils on the property vary from deep sands in the oak forest to tighter clay loam soils as you move northeast into the mesquite areas. The property appears to lie over the Trinity aquifer. There is power along the county road on the east boundary.
